The terms that apply when you browse, create an account, provide property information or use a Hills Props Journey.

1. About these terms and our operators

Hills Props is one brand serving customers through Hills Props Kenya, Hills Props Rwanda and Hills Props Uganda. Hills Properties Ltd is the currently registered legal name of the Rwanda operation. The country operation identified in your service context is the relevant public-facing operator.

Property discovery, account onboarding and listing tools are available for configured markets in Kenya, Rwanda, Uganda and Tanzania. Guided purchase and transaction workflows vary by country and should not be assumed to be available in every market.

These terms are a launch-ready draft and remain subject to review by qualified legal counsel. They are not legal advice.

2. What Hills Props provides

Hills Props may provide public property discovery, accounts, listing tools, communications, guided Journeys, evidence coordination, transaction status information and AI-assisted explanations. Features and availability may vary by country, role and stage of a property transaction.

A Journey helps authorised participants organise work and information. It does not replace an independent lawyer, land registry, surveyor, valuer, lender, tax adviser or other qualified professional.

3. Accounts and customer responsibilities

You must provide accurate, current information; keep your account and devices secure; use the service lawfully; respect the rights and confidentiality of others; and promptly correct information that becomes inaccurate.

Review property, identity, ownership, legal, financing and transaction information independently before relying on it.

Obtain professional advice appropriate to your circumstances and the country where the property is located.

Do not upload material you lack authority to share or use the service to mislead, impersonate, harass or evade applicable requirements.

Do not treat a platform status, checklist, badge, AI response or communication as proof of title, approval or completion.

4. Listings, providers and third parties

Property information may be supplied by owners, realtors, developers or other providers and may change. Hills Props may structure, review, pause or remove information, but does not guarantee that a listing is complete, continuously available, accurately valued or suitable for you.

Third-party services may include identity, mapping, communications, cloud hosting, payment, professional, registry, finance or AI providers. Their decisions, availability and separate terms are outside Hills Props' control.

5. Communications and AI assistance

Where permitted by your settings and applicable law, Hills Props may send service, account, Journey, listing and security communications by in-app notice, email, SMS or WhatsApp.

AI-assisted features may retrieve, organise or explain authorised information. They can be incomplete or wrong and must not be treated as legal, title, investment, lending, valuation, tax or transaction advice or as a promise of any outcome.

6. Fees, transactions and outcomes

Any applicable fee, payment path or third-party charge should be shown or agreed in the relevant context. Unless expressly stated in a separate written agreement, Hills Props does not hold itself out as your lawyer, lender, investment adviser, escrow provider or guarantor.

Hills Props does not promise that a property has good title, that financing or professional approval will be granted, that a transaction will complete, or that a property will retain or increase its value.

7. Availability, suspension and liability

We may change, restrict or suspend a feature or account where reasonably necessary for security, integrity, legal compliance, maintenance or protection of customers and partners. We aim to operate responsibly but do not promise uninterrupted or error-free service.

To the extent permitted by applicable law, Hills Props is not responsible for indirect or consequential loss, third-party decisions, customer-provided information or outcomes that depend on independent professionals, institutions or counterparties. Nothing in these terms excludes liability that cannot lawfully be excluded.

8. Questions and changes

For legal questions, contact legal@hillsprops.africa. We may update these terms as the product, operations or law changes. A revised page will show its effective date, and material changes may also be communicated through the service.
